The Future of Our Leasehold Retirement Portfolio
Following a comprehensive review of the services we deliver, we’ve taken the difficult decision to move away from providing leasehold retirement properties.
Like other housing associations, we regularly evaluate the services we provide and the 40,000 properties that we manage.
Following a recent review, the Amplius Board approved a proposal for us to look for other organisations to provide our existing Leasehold Retirement / Leasehold schemes for the elderly (LSE) services.
We’ve reached this decision as we want to focus on our core business of providing affordable social housing for the people that need it the most and because we believe that a new provider will be in a better position to consistently deliver an improved service for residents.
For a variety of reasons, we’ve not been able to deliver the level of service that we’d like to provide and that LSE residents expect.
Some of the changes we’ve made, such as appointing larger contractors for grounds maintenance and cleaning, have impacted customer satisfaction and made it much harder to meet their expectations.
Our aim is to ensure that a new provider is in place by the end of March 2027 at the latest.
What this means for colleagues
We’ve already communicated this news to colleagues who are directly impacted and explained our decision in more detail and what the next steps will be.
As part of this change, under the Transfer of Undertakings (Protection of Employment) Regulations 2006 (TUPE), colleagues assigned to these services will automatically transfer to a new provider, with continuity of employment and existing terms and conditions preserved.
We’d like to take this opportunity to thank colleagues for all of their hard work and their ongoing dedication to the scheme and our customers.
For any colleagues working in other teams who aren’t directly assigned to these schemes but do provide support services to our LSE properties, your line manager or Director will be able to update you on how this affects you.
What this means for our customers
This news has also been communicated to our customers, and we’ve arranged to meet with representatives from each of the schemes. We’ve also set up a dedicated email address for customers to contact us with any questions they may have and proactively communicated the news to MPs.
From now, right up until a new provider comes in, we’ll do everything we can to ensure that things run as smoothly as possible.
In terms of our existing contractors, there will be no change in relation to the service they provide and their commitment to our customers during this period.
